They say their cost figures include labor, material, and sub trade expenses, plus industry-standard overhead and profit. Project costs are based on estimates for generic projects and do not account for personalized design and product choices. Resale value data for each project was aggregated from estimates provided by real estate professionals via an online survey.

We decided to narrow down the data to our region because the amount of cost you recoup compared to the national data varies greatly.

Here are the projects we’ve handpicked from the data provided we think you should consider to increase your home’s value before listing it.

Cheap home renovations to increase home value

The two renovations under $5,000 that returned the best value were: 

  • Garage door replacement (Job cost $3,619 | Amount recouped 58.3%)
  • Entry door replacement – Steel (Job cost $1,841 | Amount recouped 59%)

The garage door suggested is a four-section garage door on new heavy-duty galvanized steel tracks with windows in the top panel.

For your entry door replacement, it’s suggested you buy a 20-gauge steel unit, including a clear, dual-pane half-glass panel.

For what it’s worth, these slide in at the No. 3 and 4 spot for best percentage of returns. 

Best renovations to add value to your home

The two best renovations to add value to your home in Missouri are: 

  • Minor kitchen remodel (Job cost $23,016 | Amount recouped 73.9%)
  • Manufactured stone veneer siding (Job cost $9,333 | Amount recouped 60.7%)

A minor kitchen remodel includes replacing cabinet fronts with new shaker-style wood panels and drawer fronts. You should also replace the cooktop/oven range and slide-in refrigerator with new energy-efficient models. Then, replace laminate countertops, install a mid-range priced sink and faucet, add new resilient flooring and finish with newly painted walls, trim, and ceiling.

The manufactured stone veneer siding job includes replacing 300 feet of siding on the bottom third of the street-facing side of your home. 

Does renovating a bathroom add value? 

Yes. Most often, bathroom renovations are said to be one of the two most attractive factors to buyers (kitchen being the other one). 

The two types of bathroom remodels that showed the best returns were: 

  • Universal design (Job cost $33,326 | Amount recouped 53.3%)
  • Midrange remodel (Job cost $20,451 | Amount recouped 52.5%)

The keys to a universal design bathroom remodel is to make it wheelchair accessible, with a comfortably tall toilet with a bidet-type seat, and a walk-in shower. The shower should have a fold-out seat, luxury tile with electric heat underneath, and an adjustable showerhead. Get ceramic tiles on the wall and be sure to have handles installed throughout, making it completely handicap-accessible. For the final touch, install an adaptive-living vanity with an adjustable mirror and easy-grasp handles. 

For a midrange remodel, replace all fixtures including a new 30×60-inch porcelain-on-steel tub with 4×4-inch ceramic tiles for the wall. The toilet can be standard. Install a solid-surface vanity counter with integral sink and a recessed medicine cabinet with a light.The floor should be ceramic tile. Vinyl wallpaper is fine throughout.
