If you’re being forced to look for a new home this winter or just considering it, it’s not as bad as people make it sound.
It is true that there are less homes for sale in Bolivar during the colder weather months and it could be absolutely frigid while unpacking the Uhaul. Question: Is that better or worse than moving boxes in muggy heat?
Anyway, there’s truly a silver lining to buying a home in the winter. Actually, there’s a couple compelling reasons to do so.
Buying a home in the winter comes with less competition
There’s significantly less house hunters during this time of year.
In fact, May, June, July, and August make up 40 percent of annual home sales according to the National Association of Realtors.
So, with fewer buyers out there will be less of a chance you wind up in a bidding war. You might even be able to get the seller to come down a little on their asking price.
Speaking of which…
Home sellers are often willing to make deals
If someone is selling their home in the winter they likely really need to get rid of their home for some reason.
They could have accepted a job, are needing another room for the addition of a family member, or otherwise need to move somewhat quickly.
Whatever the case, sellers are motivated and are willing to sell their homes cheaper than usual.
In January and February, houses sell for about 8% less than they would in the summer.
Closing times are faster
Because less homes are being sold during the fall and winter, your wait times to get your loan closed is much faster.
The seller would have to agree. However, as we stated earlier, they are usually going through a change in life circumstances. So, more often than not, you’ll have the choice to close fairly quickly.
You get to see if it withstands a Missouri winter well
You won’t overlook a drafty window during a home tour in the winter. You’ll likely notice that right away.
When you’re looking at houses during cold-weather months you’ll get to see how well a home withstands harsh weather. Go to the exterior rooms and see how well insulated the home is.
You might even be able to get a motivated seller to fix some minor issues.
